The proposal consists of a 4-storey commercial building, with a single level of basement parking. The ground floor will be occupied by commercial tenancies, cafe, restaurants, and amenities. As well as 3 levels of office suites with balconies facing Lord Street.

The built form has been carefully designed to respond to its surrounding context. The site is rectangular in shape with a frontage to Lord Street of approx. 38 meters. Its western boundary adjoins the Uniting Church and the site has an overall area 2,659sqm.
Articulation takes a stepped approach
To ensure solar access, whilst creating visual interest, the development is layered in a stepped layout.

A lighter built form using slender columns and metal louvres, reflects a colour selection that's complementary to the State Heritage-listed St Matthews Church and the surrounding streetscape.
