The subject site is an irregular shaped parcel of land with a total area of approximately 20,000 sqm. Established typography of development in the area is of residential use consisting a mixture of single detached dwellings, dual occupancy/ townhouse development and residential flat building. The site enjoys proximity to regional shopping facilities, public transport (including railway and bus routes) and is within 15km of the Sydney CBD.
The master planning proposal accommodates approximately 250 dwellings comprising a mix of individual terraces and apartment style dwellings set within ten(10) self serviced buildings. Provision for pedestrian links centrally through the dual site frontage flow through to communal courtyards to be enjoyed by all future occupants. Individual buildings have been sited to achieve maximum northern exposure to living spaces and create appropriately located private open space.
A clear division has been identified for possible staging of future works. This would be managed within clear building and car parking divisions allowing for individual access/ egress to each building component.
